“Prices have also moved slightly upward.
In 2024 the average sales price was around $364,000 with a median price around $335,000.
In 2025 the average price is about $360,000 and the median price is about $316,000.
What this tells us is that home values have remained relatively stable, with only small adjustments depending on price ranges and inventory available.”
Monthly Sales Trends
“One trend I noticed comparing the two years is consistent monthly sales activity.
In 2024 many months were selling between 70 and 105 homes per month.
In 2025 we’re seeing months with well over 100 homes sold, especially in spring and early summer.
That pattern shows strong seasonal demand continuing in our market.”
Inventory and Listings
“Inventory is also something we watch closely.
In several months during 2025 we saw over 340 to 370 active listings, which is a healthy level of inventory.
More listings give buyers more choices, but they also create competition among sellers, which means pricing strategy is very important.”

Homes are continuing to sell consistently each month, but buyers are more price-aware than they were a few years ago.
